<br />Suggested Standards <br />fQr <br />the Centre Pointe Planned Unit Development and Ordinance <br />Revised: April 4, 1997 <br /> <br />Property Affected by this Planned Unit Development includes all lots within Centre Pointe <br />Business Park 2nd Addition and the original Centre Pointe Business Park Addition except <br />Lot 1, Block 1, and Lot 2, Block 2 of the original plat. <br /> <br />1. All final site, building, landscaping, subdivision, signage, lighting, and utility plans <br />become part of the standards for development. The written PUD will be utilized as a set <br />of development and design standards that adequately describe standards to be used as <br />new buildings and designs evolve over time. <br /> <br />2, ' In the PUD, the intent is to maintain at least 50% of each building as office uses, <br />except for the hotel and restaurant buildings. The uses will be restricted to those specified <br />in the site plans and supporting documents including office, office/showroom, <br />office/manufacturing, 2 hotels, 2 restaurants. If hotels and restaurants are not built, the <br />sites designated for those uses must be used for office, office/showroom, or office <br />manufacturing uses No accessory structures or exterior trash collection areas will be <br />allowed. Where not superseded by more restrictive requirements of the PUD. the <br />standards of the B-4 zoning district and the City Zoning Code still apply See Exhibit E, <br /> <br />3. The green space with pond areas will be 25%, the building height (3 stories <br />maximum north of Lydia, no height limit south of Lydia) and floor to area ratio will be <br />incorporated in the PUD, <br /> <br />4. The minimum lot size (60,000 s,f. or 1.4 acres) and building setbacks (B-4 allows <br />for 30 feet of front setback, 10 feet of side setback, and 20 feet of rear setback), These <br />standards will be established in the PUD. <br /> <br />5. Building materials must be a combination of brick, architectural steel. and glass on <br />a minimum of 65% of all vertical exterior wall surfaces visible trom any public right of way, <br />The brick must be of earth tone browns and dark browns. No more than 35% of any vertical <br />exterior wall may be a combination of color impregnated rock face block stucco, or <br />EFIS/Dryvit, primarily for base, trim, or accent and sign banding. Vertical walls in loading <br />bay areas (or portions thereof) that are not visible trom any public right-ot-way may use <br />matching color impregnated masonry materials such as block, poured or tip up panel <br />concrete, See Exhibit D, <br /> <br />6, All HVAC must be roof mounted and screened from view on all four sides as <br />measured/viewed from any adjoining right-ot-way line. Parapet walls must visually screen <br />such devices trom any adjoining right-ot-way lines or property lines. <br /> <br />7.
