Loading area entrances will be no wider than 28 feet. with <br />appropriate curb radius for truck turning. <br /> <br />8, Street parking requirements will be established by the City. No semi tractor or trailer <br />parking on streets, landscaped areas or parking lots, or loading areas, except while <br />delivering materials, will be allowed in the business park. No RV parking will be allowed, <br /> <br />9. Stoplights and right turn lanes may be necessary in the future for entry/exit safety <br />into the business park, At such time as the stoplight and turn lanes are (individually or at <br />the same time) determined to be necessary by the County Engineer and the City, the <br />semaphore shall be installed and assessed to all of the parcels in the business park. The <br />location of the stoplight and turning lanes will not be known until the major users are in <br />place within the park - estimated to be 3 years after approval of the PUD. <br /> <br />10. Parking setbacks of 15 feet from the front property line will require 80% opaque <br />year-round screening and berming to a minimum height of 30" above curb height similar <br />to the Industrial Districts. All other parking must be set back 30 feet from the front property <br />line. <br /> <br />11. Planting areas with shade trees must cover a minimum of 5% of the parking lots, All <br />landscaped areas, including planting islands will be irrigated to protect the turf and <br />trees/landscaping materials, A mixture of coniferous evergreens and shrubs is required to <br />provide screening, especially in areas and berms along Cleveland Avenue, A performance <br />bond is required. Coniferous evergreens and other screening materials shall be placed in <br />areas that reduce impacts on residential areas. <br /> <br />12. Sidewalks will be required along all interior streets. Connections will be required <br />between the sidewalks and the pathway. The exterior 8 foot pathway (along the north. <br />west, and south side of the business park will be dedicated for public use through an <br />access easement. The pathway along Cleveland may be moved and would be treated as <br />a required sidewalk rather than a pathway. The pathways connect to pathways east of <br />Cleveland which will eventually ring Langton Lake. See Exhibit B for pathway map. <br /> <br />13. Parking spaces and size requirements for each use wi\! be established using the <br />City Code parking standards in use at the time of building permit issuance. Proof of parking <br />plans may also be filed by the developer. with additional parking to be installed by the <br />developer as parking threshold are met. <br /> <br />14. Bus/transit easements for turn-out lanes and loading areas will be designated along <br />Cleveland and on Centre Pointe Drive (a minimum of two total). Because this is a PUD and <br />a resubdivision, the developer wm be responsible for dedicating the land and the cost of <br />construction of these bus areas. These locations will be designated as the -ultimate users <br />are identified. <br /> <br />15. Cross parking easements must be filed for all parking lots from adjoining lots. <br /> <br />9 <br />
