<br />16. Ponding must be reconstructed and maintained as per City of Roseville and Rice <br />Creek Watershed requirements and permits. <br /> <br />17. Lighting (downcast) for streets and parking lots, and lighting for exterior building <br />areas and signs must be of one consistent type and applied/installed uniformly throughout <br />the business park on all lots. See attached Exhibit 0 for details. <br /> <br />18. Each building must have a signage plan submitted at the time of building permit <br />application, identifying a 36" sign band area or entry detail. The total exterior building wall <br />signage may not exceed 10% of the front face area of the building, and must be placed <br />within the 36" sign band or entry detail. <br /> <br />19. Each building may have one monument sign, Freestanding 2-sided monument <br />signs along may only be placed on interior streets and Cleveland Avenue will. Such signs <br />may be a maximum of 10 feet in width and 6 feet in height and be constructed of the same <br />background material (brick) as the adjoining building. Signage per side will be limited to <br />16.5 s.t. per side, The setback from any property line shall be 15 feet. All sign messages <br />must be on a sign background and must have a similar type style and raised letter heights. <br />and not extend closer than 6" to the edge of the sign background. Landscaping of the base <br />is required. Signs may be front lighted or back lighted as per the attached lighting <br />standards. See Exhibit F. <br /> <br />20, Freestanding signs along the interstate frontage will be limited to one 2-sided sign <br />for each two lots (i,e. each building will be limited to sharing a sign backboard with an <br />adjoining property). The freestanding sign shall be a maximum of 20 feet in height 10 feet <br />in width, and constructed of the same background material (brick) as the adjoining building, <br />Signage per side will be limited to 150 s,1. per side. The setback from any property line <br />shall be 15 feet. All sign messages must be on a sign background and must have a similar <br />type style and raised letter heights, and not extend closer than 6" to the edge of the sig n <br />background. Landscaping of the base is required. Signs may be front lighted or back <br />lighted as per the attached lighting standards. See Exhibit D. <br /> <br />21. All new and replacement street trees will have to meet the requirements,of the city <br />Street Tree Master Plan attached as Exhibit C. <br /> <br />22. Park dedication wUI be required for the new PUD in a combination of land and cash <br />contribution amounts required by the subdivision code. As part of the site plan and with <br />,each building permit, the developer will provide outdoor green areas/spaces and all <br />weather benches and tables for employees' breaks or lunch hours. Designated bike <br />parking areas will be shown near each building entry. <br /> <br />23. Communications equipment for the private use- of occupants of the buildings (such <br />as antennas and dishes) may only be installed on roofs. Parapet walls must visually screen <br />such devices from any abutting right-of-way lines. <br /> <br />24. The developer may construct one cellular telephone transmission area and <br />equipment within or adjacent to the business park, The cellular antennae transmission area <br /> <br />10 <br /> <br />'- <br />
