<br />REQUEST FOR COUNCIL ACTION <br /> <br /> <br />DATE: 04/08/97 <br />ITEM NO: PF2881 <br />Approval: Ap-proved: Agenda Section: <br />6 Re orts/Recommend, <br />CSM/Ryan Company request for preliminary and final plat approval <br />for a portion of the Centre Pointe Project to be known as <br />Centre Pointe Business Park 2nd Addition. <br /> <br /> <br />F-2 <br /> <br />1.0 Background <br /> <br />1,1 Assuming the Centre Pointe PUD amendment is approved by the City Council, <br />CSM will be acquiring a portion of the Centre Pointe site from Ryan Companies to <br />construct two hotels and two restaurants. In order to properly transfer this portion of the <br />site to CSM, a portion of the site is proposed to be replated, The replat would <br />reconfigure Lot 1, Lot 2 and a portion of Lot 3, Block 1 of Centre Pointe Business Park <br />into four new lots called Centre Pointe Business Park 2nd Addition and the remainder <br />of Lot 3. <br /> <br />1.2 This is a subdivision request. There is no change in the comprehensive plan or <br />the zoning requested with this case. The developer, CSM, will simple abide by the <br />amended PUD and the Comprehensive Plan business. <br /> <br />1.3 No new streets or utilities are needed or requested. Pond capacity is to be <br />expanded as part of the overall PUD amendment. The capacity of the city utilities is <br />adequate to serve the users of the four lots. ' <br /> <br />1.4 City Engineering found that all lots have existing easements which will have to <br />be protected or vacated. The applicant proposes to retain the drainage and utility <br />easements. <br /> <br />1.5 Site plan review will be completed by the staff prior to issuance of any building <br />permits. <br /> <br />2.0 STAFF RECOMMENDATION <br /> <br />2.1 As was previously discussed in the Centre Pointe amended PUD issue, the <br />overall review of the amended Centre Pointe PUD project is the key to this <br />development. If the PUD amendment is recommended for approval, this project will be <br />consistent with the new PUD standards. However, if the PUD is not amended, the need <br />to subdivide is moot, <br /> <br />2.2 City staff recommends approval of the Centre Pointe Business Park 2nd Addition <br />subject to: <br /> <br />1 .
