Utilizing standard trip generation rates published <br />by the Institute ofTraosportation Engineers, it has been detennioed that the number of trips <br />presented in the traffic study report are 25 percent too low on a daily basis, 13 percent too low <br />for the a.m. peak hour, and 15 percent too low for the p.m. peak hour. <br /> <br />h) Trip distribution projections need verification. With only two minor changes, the traffic <br />study report utilized the same trip distribution percentages that were applied in the 1985 <br />traffic report for the Centre Pointe development. Such reliance on 12 year old projections is <br />not consistent with nonnaI standards for a traffic study of this significance. <br /> <br />DOCUMENTS REVIEWED <br /> <br />10 order to review the Centre Pointe EA W is a broad context, consistent with State Rules, we have <br />studied numerous documents pertaining to development plans and traffic studies in the Centre Pointe <br />area. 10 addition to review of these documents, I have a further understanding of the historical context <br />because our finn completed the traffic study in 1985 for the original proposed Centre Pointe <br />development.
