MiD- <br />nesota. This project is expected to begin in the spring of 1997 and be substantially completed <br />in 2000. The project includes 619,600 square feet of new building floor space and 2,130 new <br />parking spaces. <br /> <br />2.2 Existing Land Uses <br />The existing site is vacant. with the exception of three office buildings (110,000 sq. ft.) <br />located on the northern portion of the site. Access to the site is from Cleveland Avenue onto <br />Centre Pointe Drive The north side of the project site is bound by commercial buildings. <br />The east side is bound by Cleveland Avenue and beyond by a residential development. light <br />industrial and a vacant lot. The west side is bound by the Interstate 35W corridor. The south <br />side is bound by a storm water pond/wetland and beyond by County Road C. <br /> <br />3.0 Noise Impact Analysis <br /> <br />Tha project will not cause a significant increase of noise as a result of increased traffic in the <br />area. The additional noise generated by the site-generated traffic will be less than 3 decibels at <br />any nearby sensitive receptors. A noise impact analysis report was prepared by SBP <br />Associates for this proje(:t K copy of the report is included in the indirect source application. <br />In addition, on-site noise monitoring has been conducted and the results of the monitoring is <br />presented in a letter from Darryl Shoemaker of BrauD Intertec, dated February 25. 1997 to <br />Innocent Eyoh of the MPCA, <br /> <br />Noise levels attributable to backgtound traffic and site generated traffic were estimated using <br />MINNOISE, a modificaUaD of the STAMINA 2.0 FHW A Highway Traffic Noise Prediction <br />Model (FHWA-DP-S8-1, 1982). The MINNOISE Model was modified by MnlDOT to more <br />accurately represent Minnesota trUck noise emission factors. <br /> <br />---- <br />
