Our analysis and study were <br />summarized in a March 5, 1997 letter. Subsequent to the letter, a question was raised as to the <br />impact of the potential closing of the median on Snelling A venue at Oakcrest Avenue. <br /> <br />Our letter indicated that the National Tire Warehouse would generate approximately 400 vehicle <br />trips per day, with approximately 25 to 30 in the P.M. peak hour. We indicated that most of the <br />customer traffic would be oriented towards Snelling Avenue. Based on competition, traffic volumes, <br />and regional routes, we anticipate that approximately 55 percent of the traffic will come from the <br />south and 45 percent from the north on Snelling A venue. <br /> <br />Traffic traveling north on Snelling A venue, with the median opening at Oakcrest A venue, can make <br />a northbound left turn directly to Oakcrest A venue and the frontage road and into the site. If the <br />median is not open, this traffic could find an alternate route which could consist of exiting at County <br />Road B2, following County Road B2 to Fairview Avenue and then to Oakcrest A venue. Traffic also <br />has the option to continue north to County Road C, make a U turn, and proceeding south on Snelling <br />A venue to Oakcrest Avenue. <br /> <br />Because the alternate route will be difficult to find unless the motorist has traveled that route <br />previously, we anticipate that about 75 percent of the traffic will opt to use the U turn at County <br />Road C. With these assumptions, only approximately 51 vehicles per day would travel eastbound <br />on Oakcrest A venue to reach the site.
