It is anticipated that the facility will generate up to 400 vehicle trips per day with 25 to 30 <br />expected during the p.m. peak hour. It is expected that most customer traffic will utilize <br />Snelling Avenue despite the fact that there will be delays. Some traffic, particulary <br />employees, may choose to use Oakcrest Avenue instead. However, with the volume of <br />traffic generated, there should not be adverse impacts on the intersection operation or on <br />Oakcrest Avenue. Considering the possibility that MnDOT will close the crossing between <br />north and southbound Snelling Avenue, there could be some future impact to Oakcrest <br />Avenue. <br /> <br />2. Truck circulation on the site will be difficult. Trash trucks must back up the length of the <br />westerly drive aisle when picking up trash. In addition, if deliveries are to be made to the <br />rear of the store, the same situation applies for delivery vehicles. Semi-trucks will have <br />extreme difficulty accessing the site due to the tight turn to the rront of the building and at <br />the southwest comer of the site. It is likely that all deliveries must be made using single-unit <br />trucks. <br /> <br />3. Currently, the Knights of Columbus at 2555 Snelling Avenue utilizes the existing parking lot <br />to accommodate its guests. Since the new parking lot is proposed to be connected to the <br />Knights of Columbus parking lot, it is assumed that there will be an agreement which will <br />allow guests of the Knights of Columbus to park within the National Tire Warehouse parking <br />lot. The amount of parking required should be verified and an appropriate agreement should <br />be developed if the Knights of Columbus needs to periodically use the National Tire <br />Warehouse parking lot to accommodate its guests. <br /> <br />4. A permit will be required rrom the Rice Creek Watershed District. The developer has <br />proposed a pond along the western portion of the property which appears to meet Rice <br />Creek Watershed District standards. <br /> <br />5. Their is an existing sidewalk which runs adjacent to southbound Snelling Avenue and <br />connects with Oakcrest Avenue. Since the sidewalk currently connects into a relatively <br />
