<br />unsafe intersection for pedestrians, the developer should remove this sidewalk connection <br />and reroute the sidewalk along the west edge of Oakcrest Avenue and make a connection <br />with the existing sidewalk adjacent to the Knights of Columbus building. It should be noted <br />that current City policy requires sidewalks along all roadway frontage in business zoning <br />districts. <br /> <br />6. The current proposal calls for angle parking along the southerly portion of the parking lot. <br />The drive aisle south of the parking area is only 21' wide which does not meet City codes for <br />two-way traffic. However, the site layout suggests that the drive aisle be designed for two- <br />way traffic. With some minor modifications, the parking lot could accommodate 90 degree <br />parking in this area with a drive aisle that would meet current City codes for two-way traffic. <br />It is recommended that this be required to avoid on-site circulation problems. <br /> <br />7. The current proposal calls for sheet drainage of the parking lot to a concrete drainage flume <br />located in the southwest portion of the property. Based on the size of this property, catch <br />basins and stonn sewer will be required within the parking lot to carry stonnwater run-off to <br />the proposed pond. <br /> <br />8. There is currently a stonn sewer connection proposed on the Rosebrook Park property. The <br />developer should work with the City's Parks and Engineering Departments to obtain a permit <br />to make the connection. <br /> <br />9. The connection to the Knights of Columbus parking lot may create some confusion for <br />motorists. It appears from the existing conditions plan that the parking at the Knights of <br />Columbus building is situated so that motorists exiting the National Tire Warehouse site will <br />have some difficulty maneuvering through the parking lot. The developer should work with <br />the Knights of Columbus to ensure that a direct route through the parking lot is provided. In <br />addition, the proposed opening is approximately 20' in width. The driveway opening should <br />be widened to 24' to accommodate two-way traffic. <br /> <br />10. The driveway opening to Oakcrest Avenue is approximately 24' in width. It may be <br />beneficial to provide a wider opening to ease the difficulty of the turning movement rrom <br />southbound Oakcrest Avenue. <br /> <br />11. The proposed sanitary sewer service is very long and crosses the Knights of Columbus <br />parking lot. Because of the length of the service, a clean-out will be required every 100 feet <br />minimum. The current proposal calls for a 6" water service to be tapped off of an existing <br />hydrant lead. The water service should be tapped into the watennain on the opposite side of <br />the existing valve and a new valve should be provided. <br /> <br />12. The landscaping plan should be reviewed by Chuck Stifter in the Parks Department. In <br />addition, the landscaping plan should be compared with the utility plans to ensure that <br />landscaping items are not placed over the top of existing utilities. <br /> <br />13. Assessments for sanitary sewer in the amount of $448.69 and for watennain in the amount of <br />$340.08 will be required if the project is approved. <br />
