<br />Community Development Department <br />651.490.2279. fax: 651.490.2931 <br /> <br />Remove dead sod from the area adjacent to the retaining wall south of County Road B. Replace <br />this area with topsoil consistent with MnDOT standards and new sod. <br /> <br />Confirm when completion of utility installation will occur of the utility line currently on the <br />ground adjacentto 2098, 2100, and 2110 Albemarle Court. Re-grade swale adjacent to 2100 <br />Albemarle Court to provide positive drainage. Scrape off rocks and stones on adjacent <br />(northwest) benn and add topsoil ill accordance to MnDOT standards to swale area and on the <br />berm. Seed area with the same natural seed mixture as used throughout the development. <br /> <br />Verify property line along the southern portion of the site, east of retention pond. Scrape off <br />small rocks and stones from swale and adjacent (south) property. Add topsoil to swale and <br />adjacent property, sod three rows wide, and seed remaining area. The result will provide this <br />bare ground area with established turf. <br /> <br />Remove all debris from all natural areas including large rocks, chunks of concrete, metal re-bar, <br />and/or other unsightly material. <br /> <br />Clean out both the inlet and outlet pipe flowing to and from the retention pond and install trash <br />guards on both apron pipes. 'Provide additional riprap rock at the bottom of the inlet pipe. <br /> <br />The Homeowner Association Shall: <br /> <br />Implement a maintenance plan to address all natural areas. This plan should be premised upon <br />either leaving these areas in a "no mow" condition or cutting to provide an aesthetic appeal. <br /> <br />Check all irrigation heads and determine whether adjustments are necessary to include the <br />watering of perimeter trees' and natural areas. '. <br /> <br />Establish ground cover on all small bare areas using topsoil and seed. This can be accomplished <br />by either the Homeowner's Association; the maintenance firm, or other landscape firm. <br /> <br />Consjder the installation of larger mulch areas in locations that have groupings of trees. These <br />areas include the stand of trees west of the retaining wall adjacent to County Road B; the area <br />planted with coniferousJreesin the rear yard area of2l25 and 2127 Albemarle Court; and other <br />areas identified by the Homeowner Association, <br /> <br />The Homeowners Association shall take full responsibility of the site landscaping upon <br />completion by Mr. AIm and stipulated above. <br />
