Since the new roadway east of Albemarle Court will only be 28 feet in width, parking will be <br />allowed on one side of the street only. The other side of the street will need to be posted for <br />no parking. <br /> <br />8. It is recommended that the two cul-de-sacs be modified to accommodate landscaped islands. <br />Considering the density of this development, it seems appropriate to provide as much green <br />space as possible. Landscaped islands could be provided in both cul-de-sacs without <br />modifying their existing diameters. The Engineering Department will work with the <br />developer to design the islands. <br /> <br />9. The driveways shown are typically 40 feet in width. The current City code states that the <br />maximum driveway opening for a residential property is 26 feet. In addition, the code states <br />that a 10-foot separation should be provided between all driveways. It is recommended that <br />the City require narrower driveways which will allow for some separation. This is <br />particularly important for lots 20 through 24 where it is proposed to construct one driveway <br />opening which would serve all 5 units. <br /> <br />10. There are a number of lots which are served by sewer or water services which cross over <br />another lot. In order to build the services as shown, an easement will be required in each <br />instance for sewer and water services crossing other lots. <br /> <br />11. The landscaping plan should be reviewed by Chuck Stifter, the City's landscape architect. In <br />addition, the landscape plan should be compared with the utility plan to ensure that <br />landscaping is not placed above utilities. <br /> <br />12. Each lot will require its own sewer and water service. In this case, split services will not be <br />allowed. <br /> <br />13. Lots 7 and 8 will require an approved turnaround for the driveways. In addition, a permit <br />trom Ramsey County will be required. <br /> <br />14. A number oflots (11, 15,22) have driveways which cross over other lots (10, 14,23). To <br />construct the driveways as shown, appropriate easements will be required. <br /> <br />15. Lots 19 and 20 must have their building comers staked before construction begins. This will <br />ensure that the buildings are not placed within the existing utility easements. <br /> <br />If you have any questions, please contact me at 221. <br />
