Mr. Aim presented the concept at the January 8, 1997 Planning
Commission meeting for sketch plan review prior to beginning the PUD
process.

Mr. Aim will present a proposal of terms to purchase the city parcel, which
in the past the Council has asked to be informed of prior to any
commitment. Mr. Aim will offer over $100,000 for the two acres. See his
attached letter.

Construction could begin in May-June, 1997.

Staff Recommendation:

Staff recommends that this is an acceptable concept to meet the direction
of the Comprehensive Plan. Terms of purchase will need to be agreed to
with the city and the city attorney. Design details of the twinhomes will be
reviewed as part of the PUD process and requirements placed in the PUD
agreement.

Suggested Council Action:

Offer direction to Mr. Aim and staff on acceptability of offer and concept for
twinhomes.

Attachment: Aim letter

Report bv: Dennis Welsch, 490-2232
C:wpwin60\wpdocs\econdev\tifamend. rea

2
