Additional Conditions of Approval <br /> <br />To insure that the proposed development meets the City's standards for the approval of <br />a planned unit development, as set forth in Section 1015 (Roseville) Zoning Ordinance, the <br />development shall also comply with the following specific PUD standards: <br /> <br />1. All final land use designations, site, building, landscaping, subdivision, signage, <br />lighting, grading, and utility plans and Exhibits A through G shall be part of the <br />standards for development of the Southwind of Roseville PUD. <br /> <br />2. All streets within the PUD development shall be public rights-of-way. The <br />DEVELOPER shall deed ownership of any right-of-ways within the plat to the CITY. <br />The City shall vacate those portions of the Albemarle Court right-of-way and utility <br />easements dedicated in the Zeece Addition plat which are no longer required by the <br />CITY, as specified by the Public Works Director. The existing public right-of-way <br />shall remain at 60 feet in width. New public right-of-way shall be 50 feet in width <br />and the cul-de-sac shall have a 50 feet radius. A five foot wide public access, utility, <br />and planting easement shall be provided along and adjacent to the dedicated right- <br />of-way. <br /> <br />3. The paved portion of the proposed public street in the development (Albemarle <br />Court) shall be a minimum of 28 feet in width with S-style concrete curb and gutter. <br />The cul-de-sacs shall be modified to a tear drop shape to facilitate maintenance, <br />with islands surrounded by B-style concrete curb and gutter. One side of any 28 <br />foot wide street shall be posted for no parking. <br /> <br />4. A ten foot wide public access easement must be dedicated from Albemarle Court <br />to Burke Avenue, with a five foot wide sidewalk constructed and paid for by the <br />DEVELOPER in accordance with CITY standards. Said sidewalk must be <br />constructed prior to building permits being issued for the adjacent lots. <br /> <br />5. Park dedication requirements shall be satisfied by the contribution of cash in lieu of <br />land dedication for each additional housing unit for which park dedication was not <br />paid in the original plat of Zeece Addition. Because the land is deemed unusable <br />for park purposes, the park dedication requirement (as cash in lieu of land <br />dedication> shall be $500.00 per single family unit and $400.00 per townhouse unit, <br />collectible as building permits are issued. <br />
