<br />4Jl ENGINEERING AND OTHER ON-SITE.1MPROVEMEN...T ISSUES <br /> <br />4.1 The existing site has city sewer, water, curb and gutter in the site. New water and <br />sewer stubs will be necessary to connect to the existing mains because of the <br />reconfiguration of the lots. The developer is required to adhere to Public Works guidelines <br />in opening existing streets and utility lines. <br /> <br />4.2 The existing street will remain a 28 foot public street, but the layout will be changed <br />slightly to allow for more efficient use of the land. One new public cul-de-sac will be <br />necessary, extending approximately 200 feet to the east. Sidewalks are required along the <br />County Road B frontage. <br /> <br />4.3 A new driveway will be added for two units on County Road B-2. A County driveway <br />permit will be necessary. New driveways will be added along Burke. City driveway curb cut <br />permits will be necessary here. <br /> <br />4.4 Existing assessments for construction of the road will either be spread to all newly <br />platted parcels or paid in advance of filing the plat. <br /> <br />4.5 Park and recreation fees (instead of dedication of land) will be collected at the time <br />of filing of the plat for the net new units on the site, after subtracting the credits for the <br />existing lots. <br /> <br />4.6 Because soils are uncompacted in some areas, the developer will use a larger <br />spread-footing recommended by Braun Intertec in previous analysis and reports on this <br />site. This footing will be deeper and wider than a traditional footing. The housing units will <br />then be built over crawl spaces to allow for warmer, wood floors. <br /> <br />4.7 The landscape plan will incorporate the street tree requirements of the city master <br />plan and a detailed planting around each entry. (The City Code now requires a registered <br />landscape architect to complete these designs and specifications. The developer has <br />complied.) <br /> <br />4.8 Guest parking is not shown because this is a public street concept, similar to <br />Harstad's 1995 project. Room for such parking could be designed into the project near the <br />open space/surface water ponding area. Parking on one side of the street will be allowed <br />in this case. <br /> <br />3 <br />
