<br />M <br /> <br /> <br />Staff recommends that this project meets the intent of the medium density designation <br />within the Comprehensive Plan and should be approved as a PUD zone, allowing housing <br />densities of up to 10 units per acre. Design details of the twin homes meet the city code <br />design standards and will be restated as part of the PUD process and requirements placed <br />in the PUD agreement. Phase 1 should be approved as <br />twinhome lots while Phases 2, 3 and 4, should be shown as outlots that will be <br />platted in the future. <br /> <br />Terms of purchase of city land will be worked out with the City and reviewed by the city <br />attorney. <br /> <br />M PLANNING COMMISSION RECOMMENDA TION <br /> <br />At the public hearing held on March 12, 1997, the Planning Commission recommended <br />that this project meets the intent of the medium density designation within the <br />Comprehensive Plan and should be approved as a PUD zone, allowing housing densities <br />of up to 10 units per acre. Design details of the twin homes meet the city code design <br />standards and will be restated as part of the PUD process and requirements placed in the <br />PUD agreement. The Commission also recommended approval of the prelimimary and <br />final plat. <br /> <br />Terms of purchase of city land will be worked out with the City and reviewed by the city <br />attorney. <br /> <br />L!J. SUGGESTED COMMISSION ACTION <br /> <br />It is the Council's policy to accept public comment as time permits. <br /> <br />7.1 By motion, approve the preliminary plat. Phase 1 should be approved as twin home <br />lots while Phases 2, 3, and 4 should be shown as outlots that will be platted in the future. <br /> <br />7.2 By resolution, approve vacations of portions of the existing Zee.ce Plat as <br />necessary, to conform with the new phased site plan and PUD. (A vacation resi.in <br />is attached.) <br /> <br />7.3 By motion, approve the attached conditions of a draft Planned Unit Development <br />(with additions suggested by the Planning Commission). <br /> <br />4 <br />
