<br />internal road rights-of-way, front, side and rear lot lines, fencing and monuments, and <br />driveways. <br /> <br />3.6 The developer has requested approval of a 2 two-unit model (4 units) site to be <br />located on Lot 14 and 15, Block 1, of Zeece's Addition. <br /> <br />~ ENGIN.EERING AND OTHER ON-SITE IMPROVE.MENT ISSUES <br /> <br />4.1 The existing site has city sewer, water, curb and gutter in the site. New water and <br />sewer stubs will be necessary to connect to the existing mains because of the <br />reconfiguration of the lots. The developer is required to adhere to Public Works guidelines <br />in opening existing streets and utility lines. <br /> <br />4.2 The existing street will remain a 28 foot public street, but the layout will be changed <br />slightly to allow for more efficient use of the land. One new public cul-de-sac will be <br />necessary, extending approximately 200 feet to the east. Turn around islands will be <br />landscaped to reduce paved surfaces and add amenities. Sidewalks are in place along <br />the County Road B frontage. A private driveway and turnaround will also be constructed <br />where Albemarle turns to the east. <br /> <br />4.3 A new driveway will be added for two units on County Road B-2. A County driveway <br />permit will be necessary. New driveways will be added along Burke. City driveway curb cut <br />permits will be necessary here. <br /> <br />4.4 Existing assessments for construction of the road will either be spread to all newly <br />platted parcels or paid in advance of filing the plat. <br /> <br />4.5 Park and recreation fees (instead of dedication of land) will be collected at the time <br />of filing of the plat for the net new units on the site, after subtracting the credits for the <br />existing lots. The new lots will be treated as townhome lots which require a park fee of <br />$400.00 each. <br /> <br />4.6 Because soils are uncompacted in some areas, the developer will use a larger <br />spread-footing recommended by Braun Intertec in previous analysis and reports on this <br />site. This footing will be deeper and wider than a traditional footing. The housing units will <br />then be built over crawl spaces to allow for warmer, wood floors. Some of the homes may <br />have basements depending on site conditions and market demand. <br /> <br />4.7 The landscape plan will incorporate the street tree requirements of the City's Street <br />Tree Master Plan and a detailed planting around each entry.
