Room for such parking, if needed, could be designed into the <br />project near the open space/surface water ponding area. Parking on one side of the street <br />will be allowed in this case. <br /> <br />5J1 STAFF RECOMMENDATION <br /> <br />Staff has found that this project meets the intent of the medium density designation within <br />the Comprehensive Plan and recommends that it be approved as a PUD zone, allowing <br />housing densities of up to 10 units per acre. Design details of the twinhomes meet the city <br />code design standards and will be restated as part of the PUD process and standards <br />placed in the PUD agreement. Phase 1 should be approved as twinhome lots while Phase <br />2 (City owned property) should be shown as an outlot that will be platted in the future. <br />Phase 3, not in the preliminary or final plat, is land adjacent to the S.E. corner of the site. <br />Phase 3 could be an alternative, more affordable design of up to 11 units. <br /> <br />Terms of purchase of city land will be worked out with the City and reviewed by the city <br />attorney. <br /> <br />6Jl p <br /> <br /> <br />At the public hearing held on March 12, 1997, the Planning Commission recommended <br />that the City Council make a finding that this project meets the intent of the medium density <br />designation within the Comprehensive Plan and should be approved as a PUD zone, <br />allowing housing densities of up to 10 units per acre. Design details of the twin homes <br />meet the city code design standards and will be restated as part of the PUD process and <br />standards placed in the PUD agreement. The Commission also recommended approval <br />of the prelimimary and final plat and vacation of easements as requried for utility and right- <br />of-way relocation. <br /> <br />Terms of purchase of city land have been agreed to with the City staff and are subject to <br />a final review by the city attorney.
