Heating systems will be selected to generate small <br />amounts of exhaust plumes. Exterior lighting will be selected from "cut-off' designs to focus <br />tbe light on the site and away from surrounding roads and adjacent properties. Property northwest of the County <br />Rc)ad B2 and Long Lake Road intersection is zoned for general industrial use. The January 10, <br />U196 zoning map for the City of Roseville is shown in Exhibit No. 28. Considering the <br />surrounding industrial land uses and the freeway system, the proposed commerciaVindustrial <br />campus is compatible with the Comprehensive Land Use Plan and the City's ordinance for <br />Planned Unit Development allows for land uses that are similar to the surrounding land uses <br />in the area. Approval of the Planned Unit Development and plat approval applications that <br />wl~re submitted to the City of Roseville on March 10, 1997 is anticipated since the surrounding <br />land uses are similar to the proposed land use. <br /> <br />29. Inl1pact on infrastructure and Public Services. Will new or expanded utilities, roads, <br />other infrastructure, or public services be required to serve the project. <br />~ Yes No <br /> <br />If yes, describe the new or additional infrastructure I services needed. (Any <br />infrastructure that is a "connected action" with respect to the project must be <br />assessed in this EAW; see "EAW Guidelines" for details.) <br /> <br />Pr'oject plans call for Long Lake Road to be extended from its present termination at County <br />Rclad B2 to connect to the north frontage road of Highway 36. As a part of the roadway <br />construction, new water main, sanitary sewer, and storm sewer will be placed. The new water <br />an,d sewer lines will connect to existing City of Roseville water, sanitary, and storm sewer <br />systems.
