Peak Hour <br /> Volumes In Out In Out <br />Business Park 362,210 S.F. 5,200 120 417 500 87 <br /> <br />Note: All trip generation rates are average rates from the 1991 ITE Trip Generation Report, 5th <br />Edition. <br /> <br />Trip Distribution <br />The direction of approach for the proposed development site generated traffic was based on the <br />regional distribution of population and employment (see Exhibit No. 22, Figure 22.1, <br />Directional Distribution). <br /> <br />TJraffic Operations Analysis <br />In order to analyze the capability of existing and proposed roadways to accommodate traffic <br />ge:nerated by the proposed development, a traffic analysis was completed based on 1997 p.m. <br />pEiak-hour traffic counts, the proposed Opus Gateway Business Park development plan, peak- <br />hour traffic signal warrants analysis, and a micro-computer application of the 1994 Highway <br />Capacity Manual. <br /> <br />The intersections of County Road B2 and Cleveland Avenue (signalized), and County Road B2 <br />at Long Lake Road currently operate at Level of Service B. The intersection of County <br />Road B2 and Long Lake Road is currently stop-sign controlled. Under year 2000 Build <br />conditions, the intersection will fail unless it is signalized. With the signal, this intersection <br />w:ill operate at Level of Service B. The Cleveland Avenue/County Road B2 intersection will <br />also operate at Level of Service B under year 2000 Build conditions. Table 22.2 shows the <br />LI~vel of Service for the intersections. <br /> <br />Table 22.2 <br /> <br />P.M.
