<br />'. <br /> <br />REQUEST FOR CITY COUNCIL ACTION <br /> <br /> <br />UA IE: 02/09/98 <br />ITEM NO: H-2 <br />Manager Approved: Agenda Section: <br />PUBLIC HEARINGS <br />Item Description: Mendota Homes, Inc. request for final plat approval for a one lot <br />subdivision, final development plan approval for a planned unit <br />development, and authorizing execution of a Planned Unit <br />Development /Subdivision Agreement for a PUD at the intersection of <br />County Road C2 and Highway 88 (PF#2891). <br /> <br />1.J1 REQUESTED ACTION <br /> <br />1.1 Mendota Homes, Inc. is requesting the following actions: <br /> <br />1. Approval of the final plat for Roseville Commons, a one lot subdivision at the <br />intersection of County Road C2 and Highway 88. <br /> <br />2. Approval ofthe final development plan for a planned unit development on the <br />above-referenced property (three-story 30 unit condominium building). <br /> <br />3. Rezoning of the above-referenced property from an R1 Single Family <br />Residential District to PUD, Planned Unit Development District. <br /> <br />4. Approval of the Planned Unit Development/Subdivision Agreement for the <br />project and authorization for the Mayor and City Manager to execute the <br />document on behalf of the City. <br /> <br />1.2 The City Council approved the concept development plan on January 12, 1998, and <br />the preliminary plat on January 26, 1998. <br /> <br />1.3 A planned unit development is a zoning district which may include single or mixed <br />uses, one or more lots or parcels, and is intended to create a more flexible, creative <br />and efficient approach to the use of land. In considering proposed planned unit <br />developments, the City considers all standards and purposes of the Comprehensive <br />land Use Plan to achieve a maximum coordination between the proposed <br />development and the surrounding uses, the conservation of woodlands and <br />wetlands, and the protection of health, safety and welfare of the community. <br /> <br />The process also allows the City to consider the location of the buildings, <br />compatibility, parking areas and other features with respect to the topography of the <br />area and existing natural features; the efficiency, adequacy and safety of the <br />proposed layout of internal streets and driveways; the adequacy and location of <br />green areas; the adequacy, location and screening of parking areas; and such other <br /> <br />PF#2891 - RCA (02/09/98) - Page 1 of 5 <br />
