<br />10.5 Underground Parking. The floor elevation of the proposed underground parking <br />garage will be below the water level of the existing wetland; therefore, a soil borings <br />report for this property and the pumping/drainage system for the garage must be <br />reviewed by the CITY prior to any building permits being issued for the project. A <br />minimum of 30 parking spaces for residents shall be provided in the underground <br />parking area, as shown on Exhibit G. <br /> <br />10.6 Off-street Parking. Based on the proposed use of the building for seniors and <br />empty-nesters, the 30 off-street parking spaces for visitor parking may not be <br />needed. The DEVELOPER may reduce the amount of off-street parking to 15 <br />spaces, with proof-of-parking documentation being provided for the additional 15 <br />spaces (Exhibit J). If the CITY determines that the additional 15 spaces are <br />needed, the DEVELOPER (including heirs, successors or assigns) shall provide <br />such spaces in accordance with applicable provisions of the City Code within 180 <br />days of written notification by the CITY. Development of the parking area adjacent <br />to County Road C2 shall have 80% opaque year-round screening and berming to <br />a minimum height of 30" above curb height. <br /> <br />10.7 Building Height. Building height shall be limited to three stories of condominium <br />units and an underground parking garage, and as shown on the approved building <br />elevations (Exhibit F). <br /> <br />10.8 Building Materials and Design. Building materials shall be brick and stucco as <br />shown on the approved building elevations (Exhibit F). Building design shall include <br />a pitched roof and design elements as shown on the approved building elevations. <br />The color scheme for the building shall be reviewed and approved by the <br />Community Development Director prior to issuance of any building permits for the <br />project. Accessory buildings shall not be allowed. <br /> <br />10.9 Site Lighting. Lighting for the building exterior and off-street parking area shall be <br />consistent with the requirements of Section 1010.12 of the City Code. Lighting <br />fixtures shall be of a downcast, cutoff type, concealing the light source from view <br />and preventing glare. Any and all lighting must also meet the lighting level <br />requirements outlined in Section 1010.12 of the City Code. <br /> <br />10.10 Landscaping. Landscaping shall be installed and maintained in accordance with <br />the landscape plan (Exhibit K). In general, all areas of land not occupied by <br />buildings, driveways, and/or parking/loading areas shall be landscaped with sod or <br />other vegetative material approved by the Community Development Director. All <br />landscaped area shall be irrigated to protect the turf, trees, and/or landscaping <br />materials.
