It <br />will be it three story brick and stucco building with underground parking. <br /> <br />The site itself is relatively flat with a large wetland area located approxiI:nately in <br />the comer of the parcel. Our proposal would leave this wetland area intact and <br />place the building and accompanying parking lot east of the wetlands. There are <br />two single family homes located west of this property and, if our propo~al is <br />approved as designed, the wetlands wiU be between our buildings and t"'e single <br />family homes. ' <br /> <br />The proposed building and parking lot will be located closer to the wetl"nd than <br />your ordinance allows and we will require a setback variance from the wetlands. <br />I think you can see we have sufficient land area (three-plus acres), however, the <br />location of the wettand area in the center of the property renders the we$t side of <br />lhe parcel inaccessible. Both the building and the parking lot need 10 be:on the <br />east side of the propcrty. We have 30 parking spaces in the parking lot and an <br />additional 30 spaces located under the buildinR <br /> <br />, <br />Our landscape plan calls for Ic\ndscapc edging and landscape rock as well as <br />shrub plantings afound the building. Our tree plantings will be on the east and <br />north sides of the building emd the ea"I, north, and south ~ides of the pal!king lot. <br />As there are very few trees between the building and State Highway 88, we felt <br />trees would provide an excellent screen from the hiKhway. Additionally, some <br />trees will screen parking from the street (County Road 2).
