This Declaration establishes Common Interest Community No. <br />824, Ramsey County, Minnesota, under the name Roseville Commons. <br />It is a condominium, and is not subject to a master association. The <br />Real Estate included within this CIC is legally described as follows, to- <br />wit: <br /> <br />See attached Exhibit A. <br /> <br />ARTICLE III <br />CIC PLAT <br /> <br />Plat. CIC Plat for this CIC is being recorded simultaneously with, and <br />as a part of, this Declaration. <br /> <br />ARTICLE IV <br />OWNER'S ASSOCIATION <br /> <br />Association. Roseville Commons Condominium Owners Association has <br />been incorporated as a Minnesota Corporation under Minn. Stat. Chpt. <br />317 A to Act as the Association of the owners required by Sect. 5158.3- <br />101 of the Act. <br /> <br />ARTICLE V <br />UNIT AND UNIT IDENTIFIERS <br /> <br />Units. This CIC consists of four Units. The Unit Identifier of each Unit <br />is shown on the CIC Plat. <br /> <br />ARTICLE VI <br />BOUNDARIES <br /> <br />Unit Boundary. The Unit Boundaries shall be the walls, floors and <br />ceilings of each Unit, as described in further detail in Sect. 515B.2-102 <br />(b) of the Act. <br /> <br />ARTICLE VII <br />USE OF UNITS <br /> <br />Use. All Units are restricted to residential use. The following activities <br />in a Unit shall not be considered a violation of the restriction: <br /> <br />a. Use by the Declarant as a sales model. <br /> <br />b. The maintenance of the Association or its manager of an office <br />for purpose of management of this condominium <br /> <br />c. The use of a Unit by an Owner for home office or studio uses <br />which are incidental to the principal use of the Unit, which comply <br />with applicable zoning, and which do not invite or generate regular <br />or frequent visit by clients, customers, employees, co-workers or <br />other public. <br /> <br />2 <br />
