Indianhead does not sell fuel from the Property's small diesel <br /> <br />tank. <br /> <br />21. As noted, the Property it$elf is used almost exclusively by lndianhead as <br /> <br />a parking lot. When Indianhead provides equipment (with or without drivers) to its <br /> <br />customers, an empty trailer is pulled from the Property, transported to the customer's facility <br /> <br />for pickup of product, transported to the customer's named destination for unloading, and <br /> <br />then returned to the Property empty. <br /> <br />22. Incidental to this parking of trucks and trailers at the Property, <br /> <br />Indianhead also perfonns maintenance and repair of its equipment. Indianhead' s offices are <br /> <br />also located at the Property. See Exhibit 24. <br /> <br />23. A small dock facility, which was constructed in 1960 and expanded in <br /> <br />1970, is located on the northwest comer of the Property. See Exhibit 24. The dock facility, <br /> <br />which occupies less than 5 percent of the total land area of the Property, has been subleased <br /> <br />by Indianhead.to various tenants since 1984. The dock facility is used by subtenants for the <br /> <br />transfer of less than a truckload of goods. For instance, a freight trailer of boxed dry goods <br /> <br />would be unloaded at the dock facility. Thereafter, the boxed dry goods would be picked up <br /> <br />by smaller trucks for delivery to various locations. The subtenants' use of the dock facility <br /> <br />entailed about 20 additional instances of equipment entering and exiting the Property daily <br /> <br />(about 10 round trips). <br /> <br />24. Nearly all ofIndianhead's revenue is generated. by the leasing of its <br /> <br />equipment and drivers to transport our customers' goods.
