<br />West, (between Fairview and Cleveland) along County Road "C", is the Indianhead Trucking <br />Terminal. It is currently designated on the Comprehensive Plan as Industrial, but it is zoned <br />B-4. The Twin Lakes Plan anticipates that this site will be a light industrial or high tech office, <br />warehouse, or service complex as part of the Twin Lakes Business Park. <br /> <br />Along the northwest corner of the intersection ofInterstate 35 and Highway 36 are a number <br />of parcels currently designated on the Comprehensive Plan for business uses. This was the <br />original site for the Rosewood Office Towers complex. The zoning on the site is B-6 for office <br />towers. It is appropriate to designate this area as a future Planned Unit Development Business <br />Park with a mix of office, light industrial, technical and research uses. <br /> <br />Recently, the land west ofl-35W and north of County Road "B-2" has begun to redevelop as a <br />mix of refined office and office/warehouse distribution centers. A primary example of this is a <br />planned unit development by Space Center, called the Beltmann North American project. It is <br />the City's policy to handle possible developments with rezoning as a planned unit <br />development to allow for specific materials and site planning to be controlled. A similar <br />use is the CSM planned unit development within an industrial district, adjacent to County <br />Road "C" and across from the Williams Pipeline Tank Farm. <br /> <br />South of County Road "B-2" and east of Cleveland Avenue, there are a number of sites <br />currently zoned for industrial use. The Comprehensive Plan illustrates this area as being a <br />primary business retail area. As the zoning consistency public hearings occur, these sites <br />should be redesignated for retail and office uses. <br /> <br />Within the Twin Lakes area, along Cleveland Avenue, there are a number of parcels between <br />lona Lane and County Road "C-2", which should be evaluated for their industrial, office, <br />and/or mixed residential uses adjacent to Langton Lake. The most appropriate uses adjacent <br />to the lake should be mid density residential and/or corporate headquarters sites that reduce <br />the environmental impact on the Langton Lake. <br /> <br />In 1994, the only inconsistencies between the Comprehensive Plan and Zoning were those <br />outlined above. <br /> <br />1998 Update: <br /> <br />In 1997, the Council approved moving the future Twin Lakes Parkway (within the Twin Lakes <br />Plan area) approximately 800 feet. In 1998, the Comprehensive Plan Future Land Use Map was <br />amended to show the location of the officially mapped Twin Lakes Parkway. <br /> <br />In 1997, an environmental assessment worksheet (EA W) and a revised Planned Unit <br />Development for Centre Pointe Business Park was approved by the City Council. A Planned <br />Unit Development for Gateway Business Park was also approved by the City Council in 1997. <br />In addition, the Council rezoned a 2.35 acre parcel (southeast corner of Cleveland and County <br />Road B2) to allow the development of a multi-tenant retail facility (Golf Galaxy and Schmitt <br />Music). In 1998, the City Council rezoned a 1.81 acre parcel along Fairview Avenue (Tower <br />Place) to allow the development of a multi-tenant retail facility (Gateway and Zany Brainy). <br /> <br />Roseville Comprehensive Plan -1998 Update <br /> <br />Land Use - Page 20 of 29 <br />
