The property is zoned R-1 <br />Single Family Residential and all adjacent land uses are single family residential. <br /> <br />2.2 The boulevard parking space on this property is listed on the inventory of boulevard <br />parking spaces regularly in use, dated June 30, 1984. When Ordinance 962 was <br />adopted in September 1984, existing boulevard parking spaces on this inventory <br />were allowed to continue until roadway improvements involved the disturbance of <br />the boulevard or substantial improvements were made to the property. Project P- <br />97 -02 for Neighborhood 38 will involve the disturbance of the boulevard on this <br />property. <br /> <br />2.3 Ms. Olson is requesting a variance from Section 602.06 of the City Code to allow <br />the continuance of this boulevard parking space. The location of a mature <br />evergreen tree at the northern edge of the stall presents a practical difficulty for <br />extending the parking space the required 20 feet onto his property. Since the <br />property has a single car attached garage, this boulevard parking space provides <br />additional off-street parking for the property. <br /> <br />2.4 Boulevard parking spaces are those parking spaces which do not extend at least <br />20 feet onto the property. Section 602.06 of the City Code prohibits boulevard <br />parking adjacent to a public street. Boulevard parking spaces existing as of June <br />30, 1984, have been allowed to continue until roadway improvements involving <br />disturbance or removal of the boulevard parking area are undertaken. <br /> <br />PF#2906 - RCA - Page 1 of 2 <br />
