The property is zoned R-1 <br />Single Family Residential and all adjacent land uses are single family residential or <br />vacant land. <br /> <br />2.2 Mr. Herauf is requesting a minor variance to bring an accessory building constructed <br />in 1985 into compliance. At the time of construction, Mr. Herauf thought the lot <br />depth was 127.7 feet, with the accessory building set back approximately seven feet <br />from the west property line. Mr. Herauf has recently found that the actual lot depth <br />is only 124.77 feet, with the accessory building set back only 4.25 feet. <br /> <br />2.3 Section 1004.01A, City Code, requires accessory buildings to be located five feet <br />or more from all lot lines of adjoining lots which are in any R district. <br /> <br />3.0 MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />property, and written approval from the adjacent property owner affected by the <br />variance (George Reiling). <br /> <br />3.2 The Minor Variance Committee reviewed this request on May 7, 1997, and <br />unanimously recommended approval of a minor variance to reduce the setback of <br />an accessory building to 4.25 feet for the purpose of bringing an accessory building <br />constructed in 1985 into compliance at 2797 Churchill, based on the following <br />findings: <br /> <br />PF#2908 - RCA - Page 1 of 2 <br />
