Amend the Zoning Map for the City of Roseville to categorize the above-mentioned property as <br />General Business (B-3). This request is consistent with the City's intended use of the property and its <br />current designation for commercial development within the Comprehensive Land Use Plan. <br /> <br />Following approval of the site configuration and design plans, a building pennit application will be <br />submitted to the City of Roseville. <br /> <br />PROJECT DESCRIPTION <br /> <br />The project consists of developing a 2.62-acre parcel located on the Southeast comer of Cleveland <br />Avenue and County Road B2. <br /> <br />The proposed Golf Center site development provides a tasteful, efficient development proposal that <br />matches the envisioned land-use for the site, promotes safe and orderly traffic flow, and creates a <br />handsome building with proper site orientation. Extensive landscaping and benning will be used to <br />screen the parking facilities from adjacent right-of-ways and provide an attractive boundary for the <br />development. <br /> <br />The Phase 1 site improvements consist of a 28,512 square foot retail building for Golf Central, which will <br />serve the surrounding community. The total of required parking, less 15% ( for utility, storage, restrooms <br />and aisles) is 122 spaces.
