<br />~ PLANmNGCOMM~~ONACnON <br /> <br />5.1 The Planning Commission held a public hearing on this request on Wednesday, <br />June 11, 1997. Mr. and Mrs. Dunn, as well as attorney Peter Grace, were present <br />to answer questions and provide additional information. <br /> <br />Linda Lange and Harry Lockrem (property owners to the west - 1366 Burke) and <br />Sylvester Bendel (property owner to the north - 1359 Burke) expressed concerns <br />with the property (noise and nuisance issues, failure to obtain permits) and voiced <br />opposition to the variance request. Two neighborhood residents spoke in support <br />of the variance request, two letters in support of the request were received prior to <br />the meeting and distributed to the Planning Commission, and the applicant <br />submitted documentation in the form of a petition from neighborhood property <br />owners in support of the variance request. <br /> <br />5.2 In a lengthy review, the Planning Commission discussed the nonconforming nature <br />of the entire property, including the principal structure, the accessory structure, and <br />the unpaved driveway off Burke Avenue W. <br /> <br />The Planning Commission recommended approval of the request for a <br />variance to reduce the front yard setback along Burke Avenue W to 11 feet for <br />the purpose of constructing an addition to a nonconforming single family <br />residential structure at 2125 Hamline Avenue (3-2), based on the findings in <br />Section 3.1 and with the following condition: <br /> <br />1. The nonconforming driveway along the west side of the property, which <br />provides direct access to Burke Avenue W, must be removed. <br /> <br />M SUGGESTED ACTION <br /> <br />6.1 It is the Council's policy to accept public comment as time permits. <br /> <br />6.2 By resolution, approve the request for a variance to reduce the front yard setback <br />along Burke Avenue W to 11 feet for the purpose of constructing an addition to a <br />nonconforming single family residential structure at 2125 Hamline Avenue, based <br />on the findings in Section 3.1 of this report and with the condition recommended by <br />the Planning Commission (Section 5.2). <br /> <br />Attachments: location map; notification map; notice of public hearing; project narrative from applicant; site <br />plan; floor plan; building elevations; photographs of property; letters of support from Mr. and Mrs. William <br />Ramsey (1347 Burke Avenue) and Janis Weiss (1379 Burke Avenue); additional documentation submitted <br />by applicant; and resolution. <br /> <br />60-day Time Limit: application submitted on May 9,1997; application accepted as complete on May 21.1997; <br />decision deadline is July 20, 1997. <br /> <br />Prepared by: Kim L.
