REQUESTED ACTION <br /> <br />1.1 Michael McClure is requesting a minor variance to reduce the setbacks of an <br />accessory building to five feet from the front property line along Bayview Drive W <br />and to two feet from the eastern side property line to replace a detached garage at <br />470 North McCarrons Boulevard W. A variance to allow the continuance of a <br />boulevard parking space at this residence is also required. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Front yard setback - 30' <br />Side yard setback - 5' <br /> <br />5' setback <br />2' setback <br /> <br />25' variance <br />3' variance <br /> <br />Boulevard parking - 20' extension <br />onto property from front lot line <br /> <br />5' extension <br /> <br />15' variance <br /> <br />2J1 BACKGROUND <br /> <br />2.1 Michael McClure owns a home at 470 North McCarrons Boulevard W. The property <br />is zoned R-1 Single Family Residential and adjacent land uses are all single family <br />residential. <br /> <br />2.2 Mr. McClure is requesting a variance from Section 1004.01A to reduce the front <br />yard setback on a through lot to 5 feet and the side yard setback to two feet for the <br />purpose of replacing a 14' x 20' detached garage. The existing detached garage <br />is in need of replacement; however, it is not possible to construct a new garage <br />anywhere on the property without a variance. Since the garage is less than 20 feet <br />from the front property line along Bayview Drive W, a variance to allow the <br />continuance of a boulevard parking space is also required. The garage will <br />continue to be only 11 feet from the back of the curb on Bayview Drive W; therefore, <br />any vehicle parked in front of the garage will extend into the traveled portion of the <br />roadway. The applicant does have another parking space off Bayview Drive W <br />which is completely on his property west of the garage. Practical difficulties include <br />frontage on two public rights-of-way and the location of the existing house in the <br />middle of the parcel. <br /> <br />PF#2914 - RCA - Page 1 of 3 <br />
