The property <br />is zoned R-1 Single Family Residential and all adjacent land uses are single family <br />residential. <br /> <br />2.2 Mr. and Mrs. Campbell are requesting a variance to allow the continuance of a <br />boulevard parking space. The boulevard parking space on this property is listed on <br />the inventory of boulevard parking spaces regularly in use, dated June 30, 1984. <br />When Ordinance 962 was adopted in September 1984, existing boulevard parking <br />spaces on this inventory were allowed to continue until roadway improvements <br />involved the disturbance of the boulevard or substantial improvements were made <br />to the property. Project P-97-02 for Neighborhood 42 will involve the disturbance <br />of the boulevard on this property. <br /> <br />2.3 Mr. and Mrs. Campbell are requesting a variance from Section 602.06 of the City <br />Code to allow the continuance of this boulevard parking space. The location of a <br />15 foot maple tree at the southern edge of the stall presents a practical difficulty for <br />extending the parking space the required 20 feet onto his property. Since the <br />property has a single car attached garage, this boulevard parking space provides <br />additional off-street parking for the property. The option of installing a parking <br />space south of the existing driveway was explored; however, this is not possible <br />because of the change in grade in this location. The boulevard parking space <br />extends 20 feet from the back of the curb on Auerbach Avenue N, with13 feet of the <br />space within the boulevard area and seven feet on the applicant's property. <br /> <br />PF#2915 - RCA - Page 1 of 2 <br />
