<br />2.4 Boulevard parking spaces are those parking spaces which do not extend at least <br />20 feet onto the property. Section 602.06 of the City Code prohibits boulevard <br />parking adjacent to a public street. Boulevard parking spaces existing as of June <br />30, 1984, have been allowed to continue until roadway improvements involving <br />disturbance or removal of the boulevard parking area are undertaken. <br /> <br />3.0 MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />boulevard parking space, written statement from the applicant, and written approval <br />from the adjacent property owners affected by the variance (Kay Wood at 2339 <br />Auerbach Avenue N and Tom Weaver at 2330 Auerbach Avenue N). <br /> <br />3.2 The Minor Variance Committee reviewed this request on June 2, 1997, and <br />unanimously recommended approval of a minor variance to allow the continuance <br />of a boulevard parking space at 2338 Auerbach Avenue N, based on the following <br />findings: <br /> <br />1. The boulevard parking space is listed on the inventory of boulevard parking <br />spaces regularly in use, dated June 30, 1984. <br /> <br />2. A public improvement project being undertaken in 1997 (P-97-02) will involve <br />the disturbance of the boulevard at 2338 Auerbach Avenue N. <br /> <br />3. A 15 foot maple tree would need to be removed in order to extend the <br />boulevard parking space the required 20 feet onto the property. <br /> <br />4. There is no other practical location for an off-street parking area on the <br />property . <br /> <br />5. The proposed variance is in harmony with the general purpose and intent of <br />the City's Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />6. The variance, if granted, will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />~ SUGGESTED ACTION <br /> <br />4.1 By motion, approve Clark and Cassie Campbell's request for a minor variance to <br />allow the continuance of a boulevard parking space at 2338 Auerbach Avenue N <br />based on the findings of the Minor Variance Committee outlined in section 3.2 of <br />this report. <br /> <br />Attachments: Property location map; minor variance application; written statement from applicant; written <br />consent from adjacent property owners; sketch of boulevard parking space; photograph of property. <br />60-day Time Limit: Application accepted as complete on April 18, 1997; Decision deadline is June 17, 1997. <br />Prepared by: Kim L.
