REQUESTED ACTION <br /> <br />1.1 Greg and Laurie Skorczewski are requesting a minor variance to reduce the side <br />yard setback to two feet for the purpose of constructing an addition to an existing <br />house which will be less than six feet from an existing non-conforming detached <br />garage at 2679 Galtier Street N. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Side yard setback - 5' <br />Setback between garage and <br />principal structure - 6' <br /> <br />2' setback <br />3' setback <br /> <br />3' variance <br />3' variance <br /> <br />2Jl BACKGROUND <br /> <br />2.1 Laurie Skorczewski's mother (Olive Johnson) owns a home at 2679 Galtier Street <br />N. The property is zoned R-1 Single Family Residential and adjacent land uses are <br />all single family residential. Greg and Laurie Skorczewski are in the process of <br />moving into the home in order to care for Mrs. Johnson (see attached letter from <br />applicant). <br /> <br />2.2 Mr. and Mrs. Skorczewski are requesting a variance from Section 1012.01B to <br />reduce the side yard setback to two feet for the purpose of constructing an addition <br />to an existing house. Since the addition will reduce the setback between the house <br />and the detached garage to less than six feet, the detached garage will be classified <br />as an integral part of the principal structure (Section 1004.01A). Because the <br />detached garage is only two feet from the side property line, a variance is needed <br />to proceed with the addition. The proposed addition will include expansion of the <br />basement for an additional bedroom and a storage area, as well as expansion of <br />the main floor for an enlarged kitchen, a sun room, and a master bedroom. Egress <br />windows will also be installed along the north side of the house for the finished <br />bedrooms in the basement. The possibility of reducing the size of the addition was <br />considered; however, the additional space being provided by this construction is <br />needed in order to accommodate the expanded family living situation. Practical <br />difficulties include the location of the house and detached garage on the parcel and <br />the floor plan of the exiting house. <br /> <br />PF#2917 - RCA - Page 1 of 3 <br />
