<br />Ul MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />property and proposed garage, written statement from the applicant, and written <br />approval from the adjacent property owners affected by the variance (Richard <br />Verbout at 296 South McCarrons Boulevard Wand Meg Emery at 302 South <br />McCarrons Boulevard W). <br /> <br />3.2 The Minor Variance Committee reviewed this request on June 16, 1997, and <br />unanimously recommended approval of a minor variance to reduce the frC?nt yard <br />setback of a private garage to three feet for the purpose of replacing an existing <br />detached garage at 300 South McCarrons Boulevard W, based on the following <br />findings: <br /> <br />1. The natural grade of the property at 300 South McCarrons Boulevard W <br />results in the elevation at the building line being approximately 30 feet above <br />the established curb line. <br /> <br />2. At least one-half of the height of the garage will be below grade level. <br /> <br />3. There is no other practical location for a garage, either detached or attached, <br />on the property. In order to place the garage 20 feet from the front property <br />line, a substantial portion of the front yard would need to be excavated. In <br />addition, the slope of the driveway and the location of the driveway on the <br />north side of the parcel would make it difficult to use in the winter. <br /> <br />4. The replacement garage will be slightly larger than the existing garage; <br />however, it will be setback three feet further from the property line and <br />will meet the five foot side yard setback requirement. <br /> <br />5. The proposed variance is in harmony with the general purpose and intent of <br />the City's Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />6. The variance, if granted, will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />~ SUGGESTEDACnON <br /> <br />4.1 By motion, approve David and Lisa Booms' request for a minor variance to reduce <br />the front yard setback of a private garage to three feet for the purpose of replacing <br />an existing detached garage at 300 South McCarrons Boulevard W based on the <br />findings of the Minor Variance Committee outlined in section 3.2 of this report. <br /> <br />Attachments: Property location map; minor variance application; written statement from applicant; written <br />consent from adjacent property owners; sketch of property; photographs of property. <br />60-day Time Limit: Application accepted on June 9, 1997; Decision deadline is August 8, 1997. <br />Prepared by: Kim L.
