The property is in a B4 Retail Office Service District, and the Comprehensive <br />Plan identifies this property as Business. Adjacent land uses include commercial <br />to the west, light industrial to the west, single family residential to the east (future <br />location of Gateway Business Park), and Highway 36 WestJl-35W to the south. <br /> <br />2.2 Vision World, Inc. is requesting a variance from Section 1009.09 to allow the <br />placement of a second ground sign on a corner lot for a tenant of the building. An <br />existing 10 foot high by 12 foot wide ground sign identifying the building (Roseville <br />West) is located along the southern property line. The proposed five foot high by <br />five foot wide ground sign for the Minnesota Department of Public Service - Weights <br />and Measures would be located near the intersection of Fulham Street and the <br />Highway 36 West frontage road. The proposed location of the sign would also <br />require a front yard setback variance to reduce the setback to less than five feet. <br /> <br />2.3 The 5.17 acre parcel has approximately 495 feet of frontage on Fulham Street N <br />and approximately 455 feet of frontage on the Highway 36 West frontage road. The <br />three-story building on the property was constructed in 1982. A variance from the <br />sign ordinance was granted to the property in 1983 to allow the placement of the <br />existing ground sign within ten feet of the southern property line (PF#1459). At that <br />time, a minimum setback of 30 feet was required for either a pylon sign or a ground <br />sign. <br /> <br />PF#2924 - RPCA (07/09/97) - Page 1 of 3 <br />
