REQUESTED ACTION <br /> <br />1.1 Robert Skundberg is requesting a lot size variance to reduce the lot area to 9,670 <br />square feet and 6,915 square feet, and a lot width variance to 71.6 feet for the <br />purpose of subdividing a through lot into two parcels at 1742 Alta Vista Drive N. <br /> <br />Requirement Proposal Variance <br />Lot Area - 11,000 sq. ft. Lot A 6,915 sq. ft. 4,085 sq. ft. <br /> Lot B 9,670 sq. ft. 1.330 sq. ft. <br />Lot width - 85 feet Lots A & B 71.6 feet 13.4 feet <br />BACKGROUND <br /> <br />2J1 <br /> <br />2.1 Robert Skundberg owns a single family residence at 1742 Alta Vista Drive N. The <br />property is in an R1 Single Family Residential District, and the Comprehensive Plan <br />identifies this property as Low Density Residential. Adjacent land uses include <br />single family residential to the north, west, and south; and institutional uses to the <br />east (cemetery and correctional facility). <br /> <br />2.2 Mr. Skundberg is requesting a variance from Section 1004.02D, City Code, to <br />reduce the minimum lot area from 11,000 square feet to 9,670 square feet and <br />6,915 square feet, and to reduce the minimum lot width from 85 feet to 71.6 feet for <br />the purpose of purpose of splitting a through lot into two parcels. <br /> <br />2.3 The 16,585 square foot (.38 acre) lot has frontage on both Dale Street Nand Alta <br />Vista Drive N. An existing dwelling is located on the westerly side parcel facing Alta <br />Vista Drive N. When Dale Street was relocated in the late 1960s from Alta Vista to <br />its present location, all of the lots in this area became through lots (also known as <br />double frontage lots because they have street frontage on two opposite sides). The <br />lot widths in this area vary from 60 feet to 110 feet. Several lots in this area have <br />been split into two lots since the relocation of Dale Street North.
