REQUESTED ACTION <br /> <br />1.1 Bernard Roeller is requesting a minor variance to place an accessory building <br />(detached garage) within the side yard of a parcel at 2958 Woodbridge Street N. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Accessory building <br />must be in rear yard <br /> <br />Placement of <br />accessory building <br />in side yard <br /> <br />2J1 BACKGROUND <br /> <br />2.1 Bernard Roeller owns a home at 2958 Woodbridge Street N. The property is zoned <br />R-1 Single Family Residential and adjacent land uses are all single family <br />residential. <br /> <br />2.2 Mr. Roeller is requesting a variance from Section 1004.01A to allow the placement <br />of an accessory building in a location other than the rear yard. The existing one car <br />garage on the property is located in the rear yard on the north side of the parcel; <br />however, there are problems with the narrow width of the driveway and the <br />accumulation of snow in this area. There is also a grade differential in this area and <br />part of the existing driveway is constructed within an access easement across the <br />property to the north. Mr. Roeller is proposing to build a new two car garage and <br />driveway on the south side of the parcel in line with the house, and then remove the <br />existing one car garage and driveway on the north side of the parcel. The area <br />occupied by the existing garage and driveway will be landscaped upon completion <br />of the new garage and removal of the existing garage. A patio area on the <br />southeast corner of the house would have to be removed if the garage were placed <br />in the rear yard on the south side of the parcel. The narrow width of the existing <br />driveway, the difference in grade between this property and the property to <br />the north, and the location of an existing patio area on the south side of the <br />house creates a practical difficulty for the applicants. <br /> <br />PF#2939 - RCA - Page 1 of 3 <br />
