<br />U1 MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />property and proposed garage, written statement from the applicant, and written <br />approval from the adjacent property owner affected by the variance (Vernon Roman <br />at 2714 Marion Street N). <br /> <br />3.2 The Minor Variance Committee reviewed this request on August 5, 1997, and <br />unanimously recommended approval of a minor variance to allow the replacement! <br />continuance of a driveway two feet from the side property line at 2706 Marion Street <br />N, based on the following findings: <br /> <br />1. The existing setback from the north property line was not be reduced. <br /> <br />2. The width of the driveway does not exceed 26 feet at the property line. <br /> <br />3. The proposed variance is in harmony with the general purpose and intent of <br />the City's Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />4. The variance, if granted, will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />~ SUGGESTEDACnON <br /> <br />4.1 By motion, approve Erik Corbett's request for a minor variance to reduce the <br />driveway setback to two feet along the north property line for the purpose of bringing <br />a recently replaced driveway into compliance with Section 703.048, City, based on <br />the findings of the Minor Variance Committee outlined in section 3.2 of this report. <br /> <br />Attachments: Property location map; minor variance application; written statement from applicant; written <br />consent from adjacent property owners; sketch of property; photographs of property. <br /> <br />60-day Time Limit: Application accepted on July 30, 1997; Decision deadline is September 29, 1997. <br /> <br />Prepared by: Kim L.
