The property is zoned R-1 <br />Single Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Putz is requesting a variance from Section 703.048, City Code, to allow the <br />replacement and continuance of a driveway less than five feet from the side <br />property line. The owner would like to replace the driveway on the property, which <br />has been in this location since the garage was built (pre-1957). The garage is <br />located behind the house to the north and is accessed from the west. In order to <br />get around the home and into the garage, the driveway has to be remain less than <br />five feet from the east property line. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances for driveway side <br />yard setbacks when nonconforming driveways are replaced, provided the property <br />is located in an R-1, Single Family Residential District, and used for residential <br />purposes. <br /> <br />2.4 Section 703.048, City Code, states, "residential driveways shall be constructed so <br />that the edge of the driveway nearest to the side lot line shall be a minimum of five <br />feet from the side lot line." <br /> <br />PF#2948 - RCA (08/25/97) - Page 1 of 2 <br />
