The property <br />is occupied by a single family residence, is designated as Medium Density <br />Residential in the Comprehensive Plan, and is located in an R1, Single Family <br />Residential District. Adjacent land uses are low density residential to the north, <br />south, and east; and Centre Pointe Business Park to the west. <br /> <br />\~. ~2.2 Ms. ~~Iz~ is requesting a minor subdivision to allow the subdivision of one <br />// --reco~d~nto two parcels. One parcel will be 1.15 acres in size and include the <br />'? ~. ~. existing single family dwelling on the property. The second parcel will be 5.24 acres <br />~tl/~. in size. A sketch plan of the recombination as well as new legal descriptions for the <br />~ ~ ./- t( two resulting parcels have been submif.ad in conjunction with the request. The two <br />\1-rla1Jl(JIO( ) ...:r resulting parcels will meet the minimum width, depth, and lot area for an R1 zoning <br />_ r- -:t" LA l~;r district. The request is being made at this time for estate planning purposes. <br />LL ~~\, IIlof. <br />- ~$cl ~.3 Section 11 04.04E, City Code, outlines the procedure for a three parcel or less type <br />~ of minor subdivision. No hearing or Planning Commission review is necessary; <br />however, a public hearing before the City Council with prior notification of all <br />properties within 350 feet of the subject property is required.
