<br />JJl MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />property and driveway, written statement from the applicant, and written approval <br />from the adjacent property owner affected by the variance (Thomas and Kay Barrett <br />at 2170 Draper Avenue W). <br /> <br />3.2 The Minor Variance Committee reviewed this request on August 19, 1997, and <br />unanimously recommended approval of a minor variance to allow the replacement <br />and continuance of a driveway less than one foot from the west side property line <br />at 2160 Draper Avenue W, based on the following findings: <br /> <br />1. The existing setback from the west property line will not be reduced. <br /> <br />2. The width of the driveway will not exceed 26 feet at the property line. <br /> <br />3. The proposed variance is in harmony with the general purpose and intent of <br />the City's Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />4. The variance, if granted, will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />~ SUGGESTEDACnON <br /> <br />4.1 By motion, approve Thomas and Mary Lou Nicholls' request for a minor variance <br />to reduce the driveway setback to less than one foot along the west side property <br />line for the purpose of replacing an existing driveway at 2160 Draper Avenue W, <br />based on the findings of the Minor Variance Committee outlined in section 3.2 of <br />this report. <br /> <br />Attachments: Property location map; minor variance application; written statement from applicant; written <br />consent from adjacent property owners; sketch of property; photographs of property. <br /> <br />60-day Time Limit: Application accepted on August 15, 1997; Decision deadline is October 14, 1997. <br /> <br />Prepared by: Kim L.
