The property is zoned <br />R-1 Single Family Residential and adjacent land uses are all single family <br />residential. <br /> <br />2.2 Mr. Roman is requesting a variance from Section 703.048, City Code, to allow the <br />continuance of a driveway less than five feet from the side property line. The <br />applicant has applied for a building permit for a detached accessory building and <br />was informed that the existing driveway was not in compliance with the City Code. <br />In order to get around the home and access the new garage in the rear yard, the <br />driveway has to remain less than five feet from the south property line. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances for driveway side <br />yard setbacks when nonconforming driveways are replaced or the property is <br />upgraded, provided the property is located in an R-1, Single Family Residential <br />District, and used for residential purposes. <br /> <br />2.4 Section 703.048, City Code, states, "residential driveways shall be constructed so <br />that the edge of the driveway nearest to the side lot line shall be a minimum of five <br />feet from the side lot line." <br /> <br />PF#2955 - RCA (09/08/97) - Page 1 of 2 <br />
