The property is zoned <br />R-1 Single Family Residential and adjacent land uses are all single family <br />residential. <br /> <br />2.2 Mr. Schirmer is requesting a variance from Section 703.048, City Code, to allow the <br />placement of a driveway less than five feet from the side property line. The <br />applicant has applied for a building permit for a detached accessory building and <br />was informed that the proposed driveway was not in compliance with the City Code. <br />A building permit for the new garage has not yet been issued. In order to get <br />around the home and access the proposed garage in the rear yard, the driveway <br />has to be constructed less than five feet from the north property line. There are <br />numerous mature trees and a change in topography on the south side of the parcel, <br />which creates a practical difficulty for the applicant. In addition, the existing location <br />of driveway provides access to a single car attached garage on the north side of the <br />home. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances for driveway side <br />yard setbacks when there is a hardship or practical difficulty, provided the property <br />is located in an R-1, Single Family Residential District, and used for residential <br />purposes. <br /> <br />2.4 Section 703.048, City Code, states, "residential driveways shall be constructed so <br />that the edge of the driveway nearest to the side lot line shall be a minimum of five <br />feet from the side lot line." <br /> <br />PF#2957 - RCA (09/08/97) - Page 1 of 2 <br />
