The property is zoned R-1 Single <br />Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Schirmer is requesting a variance from Section 703.048, City Code, to allow the <br />placement of a driveway less than five feet from the side property line. The <br />applicant has applied for a building permit for replacing the existing driveway and <br />adding a parking stall adjacent to the existing driveway. Since the proposed parking <br />stall is less than five feet from the property line, a variance is needed prior to <br />proceeding with the project. A 3.5' high retaining wall is located along this side of <br />the property in a location three feet from the property line. Rather than constructing <br />the driveway addition two feet from the retaining wall and trying to maintain a two <br />foot strip of vegetation, the applicant would like to pave up to the retaining wall. The <br />location of the retaining wall in relationship to the existing driveway creates <br />a practical difficulty for the applicant. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances for driveway side <br />yard setbacks when there is a hardship or practical difficulty, provided the property <br />is located in an R-1, Single Family Residential District, and used for residential <br />purposes. <br /> <br />2.4 Section 703.048, City Code, states, "residential driveways shall be constructed so <br />that the edge of the driveway nearest to the side lot line shall be a minimum of five <br />feet from the side lot line." <br /> <br />PF#2960 - RCA (09/22/97) - Page 1 of 2 <br />
