REQUESTED ACTION <br /> <br />1.1 Edward Zoerb is requesting a minor variance to reduce the side yard setback to 2.5 <br />feet for the purpose of constructing a 7.5' x 26.3' addition to an attached garage at <br />3170 Sandy Hook Drive. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Side Yard Setback - 10' <br /> <br />2.5' setback <br /> <br />7.5' variance <br /> <br />2J1 BACKGROUND <br /> <br />2.1 Edward Zoerb owns a home at 3170 Sandy Hook Drive. The property is zoned R-1 <br />Single Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Zoerb is requesting a variance from Section 1004.020, City Code, to reduce the <br />side yard setback to 2.5 feet for the purpose of constructing an addition to an <br />existing two car attached garage. The applicant has two cars for his family as well <br />as a universally accessible van that is used to transport a family member. Mr. <br />Zoerb would like to place the van in a garage as well; however, there is no place on <br />the property to construct a garage, either attached or detached, without a variance. <br />The parcel is a pie-shaped parcel on a cul-de-sac and the property slopes down to <br />lake Owasso behind the house. The 7.5' x 26.3' addition to the existing garage will <br />provide enough additional space to park an additional vehicle in the garage. In <br />addition, this side of the applicant's house is located in the rear yard of the adjacent <br />property. The irregular shape and topography of the parcel creates a practical <br />difficulty for the applicant. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances for setbacks when <br />there is a hardship or practical difficulty, provided the property is located in an R-1, <br />Single Family Residential District, and used for residential purposes. <br /> <br />2.4 Section 1004.02D, City Code, requires a minimum side yard setback of ten feet in <br />an R-1, Single Family Residential District. <br /> <br />PF#2961 - RCA (09/22/97) - Page 1 of 2 <br /> <br />11(1- <br />
