<br />JJ1 MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />property and proposed garage addition, written statement from the applicant, and <br />written approval from the adjacent property owners affected by the variance (Ellen <br />and Roger Lillemoen at 3050 Little Bay Road). <br /> <br />3.2 The Minor Variance Committee reviewed this request on September 16, 1997, and <br />unanimously recommended approval of a minor variance to reduce the side yard <br />setback to 2.5 feet for the purpose of constructing a 7.5' x 26.3' addition to an <br />attached garage at 3170 Sandy Hook, based on the following findings: <br /> <br />1. The irregular shape of the parcel, the topography of the parcel, and the <br />location of the existing driveway and attached garage creates a practical <br />difficulty for the applicant. <br /> <br />2. The width of the driveway will not exceed 26 feet at the property line. <br /> <br />3. The proposed variance is in harmony with the general purpose and intent of <br />the City's Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />4. The variance, if granted, will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />4Jl SUGGESTED ACTION <br /> <br />4.1 By motion, approve Edward Zoerb's request for a minor variance to reduce the side <br />yard setback to 2.5 feet for the purpose of constructing a 7.5' x 26.3' addition to an <br />attached garage at 3170 Sandy Hook, based on the findings of the Minor Variance <br />Committee outlined in section 3.2 of this report. <br /> <br />Attachments: Property location map; minor variance application; written statement from applicant; written <br />consent from adjacent property owners; sketch of property; photographs of property. <br /> <br />60-day Time Limit: Application accepted on September 8, 1997; Decision deadline is November 7, 1997. <br /> <br />Prepared by: Kim L.
