The property is zoned R-1 <br />Single Family Residential and adjacent land uses are single family residential to the <br />north, east, and west. Acorn Park is located to the south across County Road C. <br /> <br />2.2 Mr. Schroeder is requesting a variance from Section 1012.02(8)(2), City Code, to <br />increase the height of a fence in a front yard to 6.5 feet. There is currently a four <br />foot high fence along the property line adjacent to County Road C. This fence is in <br />need of replacement and the applicant would like to replace it with a 6.5 foot fence <br />in the same location. When Acorn Park was improved, an off-street parking area <br />and basketball courts were located across County Road C from Mr. Schroeder's <br />property. With the increased use of these park facilities, Mr. Schroeder has less <br />privacy; therefore, he would like a higher fence in order to provide a usable private <br />space in his rear yard. Since the property is a corner lot, both the Matilda Street <br />and County Road C frontages are considered front yards. The boulevard width <br />along the north side of County Road C is approximately 25 feet, the location of the <br />fence will not impact sight-lines at the intersection of County Road C and Matilda <br />Street, and the adjacent residences do not face toward County Road C. The <br />location of the lot on a corner and the proximity of the Acorn Park facilities to <br />the applicant's property create a practical difficulty for the applicant. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances when there is a <br />hardship or practical difficulty, provided the property is located in an R-1, Single <br />Family Residential District, and used for residential purposes. <br /> <br />PF#2962 - RCA (11/10/97) - Page 1 of 2 <br />
