Where there is only one (1) principal use, such <br />building may contain mixed occupancies provided such occupancies are uses pennitted or <br />conditionally pennitted by the appropriate district regulations. <br /> <br />(5) Mobile homes. Except as provided, aU mobile homes as defined by this ordinance shall <br />be located on a parcel of land which is within the confines of a district approved and/or zoned <br />for mobile home development. <br /> <br />(6) Conversion into dwellings. The conversion of any building into a dwelling or the <br />conversion of any dwelling so as to accommodate an increased number of dweUing units or <br />families, shall be permitted only within a district in which a new building for similar <br />occupancy would be pennitted under this ordinance, and only when the resulting occupancy <br />will comply with the requirements governing new construction in such district with respect to <br />minimum lot size, lot area per dwelling unit, percentage of lot coverage, dimensions of yards <br />and other open spaces, and off-street parking. The aforesaid requirements with rcspect to lot <br />coverage, yards and other open spaces, shall not apply if: <br /> <br />(a) No major exterior structural changes are made; <br /> <br />(b) Any shortage as to coverage, yards and open spaces will not be more than tcn (l0) per <br />Ceb.t of the required dimensions or areas; <br /> <br />(c) The conversion will result in a lot area per dwelling unit not more than twenty (20) <br />per cent less than the requirement for new buildings in the district. <br />(Ord. No. 81-14, ~ 1, 7-14-81) <br /> <br />(I) Accessory uses and st~uctures. <br /> <br />(1) Home occupations. The purpose of this classification is to prevent competition with <br />business districts and to provide a means through thc cstablishment of specific standards and <br />procedures by which home occupations can be conducted in residential neighborhoods without <br />jeopardizing the health, sa.fety, and general welfare of the surrounding residential neighbor- <br />hoods. The establishment and continuance of home occupations as accessory uses shall be <br />permitted if the following requirements and conditions are met: <br /> <br />(a) Only persons residing on the premis,~s can be cmployed to conduct the home <br />occupation at the residential site. ThOSE! employed indirectly with the home occupa- <br />tion may be allowed but shall not be permitted to report to work at the premises on <br />a daily balllis. <br /> <br />(b) Such use shall be clearly incidental and secondary to the use of the dwelling for <br />dwelling purposes and shall not change the residential character thereof. <br /> <br />(c) Accessory buildings andlor attached garages can be used as part of the home <br />occupation as long as the structure is not specifically dedicated for the occupation and <br />occupie5 less than thirty (30) per cent of the total structure. <br /> <br />(d) Such home occupation shall not require external alterations or involve construction <br />features not customarily found in dwellings. <br /> <br />Sup!>.
