Db <br /> <br />APPENDIX B-ZONING <br /> <br />Subd. 3, (0 <br /> <br />-- <br /> <br />(v) Violation of any provision of this subdivision shall be a nuisance punishable under <br />Chapter 16 of this Code of Ordinances. <br /> <br />(w) Modifications from the above rc&"Ula.tions may be approved by the city council in <br />individual cases if the modification is in accordance with the purposes set forth <br />herein. Additional requirements or conditions may be added as deemed necessary to <br />assure that the home occupation will not, under the circumstances of the particular <br />case, be detrimental to the health, safety, and general welfare of the surrounding <br />residential neighborhoods, nor have an adverse impact on adjacent residential uses. <br />(2) Accessory structLtTeS, residential districts and pllrposes. The establishment andJoT <br />construction of accessory structures located in residential zoning districts or property located <br />in other zoning districts used for residential purposes shall conform to the fonowing: <br /> <br />(a) An. accessory building shall be considered an integral part of the principal building if <br />it is connected to the principal building by a covered and enclosed passageway_ <br /> <br />(b) No detached residential accessory building or structure shall be erected or located <br />within any required yard other than a rear yard; such accessory building or structure <br />shall not exceed one (1) story over sixteen (16) feet in height nor exceed a wall height <br />of nine (9) feet nor occupy more than thirty (30) per cent of the area of any rear yard. <br /> <br />(c) In addition to the percentage requirement as outlined in subdivision 3(f)(2). a <br />residential accessory bui1ding or structure may not exceed eight hundred sixty-four <br />(864) square feet in sizc per accessory structure in districts zoned R-l single-family <br />residential, R-2 single-. two-, three-, and four-family residential or used for such <br />purposes. <br /> <br />(d) Corrugated metal exterior finish and exceeds one hundred twenty (120) square feet in <br />size shall be permitted as a conditional use. <br /> <br />(e) Within residential districts, accessory buildings and structures shall not be less than <br />sixty (60) feet from the front property lines; nor less than thirty (30) fcet from a side <br />street line; not less than five (5) feet from a side yard or rear yard lot line; and not less <br />than tcn no) feet from another building on the same lot. In the case of a rear <br />subdivision of a corner lot, the setback shall not be Jess than twenty-five (25) feet from <br />the street right-of-way line. <br /> <br />(f) All garages in residential districts shall, if the vehicle entrance and driveway is <br />located perpcndicular to the public alley, be set back at least twenty (20) feet from thc <br />public alley right-of-way. <br /> <br />(g) In no case shall the door of any structure, building or improvement. except a fence, be <br />erected, constructed, or maintained so as to extend beyond the lot line. <br /> <br />(h) Within a residential zoning district, an acces30ry building or structure may be loci)ted <br />within the side yard area ofthe principal dwelling, provided the accessory building or <br />structure is not less than ten (10) feet from ,mother building on the same lot; located <br />closer than the front yard sclback of the principal dwelling and maintains a ten-foot <br />~ide yard setback. <br /> <br />Supp.~" :23 <br /> <br />2034.1 <br />
