The property is zoned R-1 <br />Single Family Residential and adjacent land uses are all single family residential. <br /> <br />2.2 Mr. Daly is requesting a variance from Section 1004.02(D)(5), City Code, to reduce <br />the side yard setback to six feet. The applicant is in need of additional garage <br />space and would like to replace the existing attached single car garage with an <br />attached two car garage. The topography of the lot slopes down substantially <br />behind the house, which eliminates the possibility of expanding the attached garage <br />back one stall or placing a detached garage in the rear yard. As proposed, the front <br />wall of the garage will be brought two feet forward to line up with the front of the <br />house and the garage will be expanded in width by 14 feet. All of the lots within <br />several blocks of this lot are within the five foot side yard setback area; however, <br />this lot and the lot to the south were created since 1959 and the ten foot side yard <br />setback requirement applies. The topography of the parcel creates a practical <br />difficulty for the applicant. <br /> <br />2.3 It is the policy of the City of Roseville to issue minor variances when there is a <br />hardship or practical difficulty, provided the property is located in an R-1, Single <br />Family Residential District, and used for residential purposes. <br /> <br />2.4 Section 1004.02(D)(5), City Code, requires a minimum side yard setback of 10 feet. <br /> <br />PF#2971 - RCA (11/10/97) - Page 1 of 2 <br />
